New Town North extends to approximately 5.89 acres (2.38 hectares), with its principal road frontage along Dundas Street, which is dominated by offices, retail and residential.

To the south, the site faces the high-quality Georgian tenement apartments on Fettes Row and Royal Crescent, which define the edge of the world renowned New Town. To the east, the site merges seamlessly into King George V Park, an attractive and tree-lined open space. To the north, the site faces Eyre Place, primarily residential in nature, and from which the site takes vehicular access along Eyre Terrace. New Town North is therefore most of a city block in extent, with mature landscaping and existing adjacent green open space.

The site comprises three principal zones:

Western Area – two linked modern office buildings, now vacant and capable of reuse or redevelopment, on a site of approximately 2.67 acres.

Eastern Area – an extensive open car park, with limited covered space, of approximately 2.33 acres.

Northern area – a combination of cleared ground, a derelict house and a small freestanding storage building, on a site of approximately 0.89 acres.

The site is largely level, although the surrounding land falls from south to north relative to it. There is therefore a substantial retaining wall and tree belt along the Fettes Row and Royal Crescent frontages, decreasing in height along Dundas Street.
